In 2015, 10th August was Rightmove’s busiest day of the year for home hunters browsing properties, with over 43 million page views recorded.
Sarah Beeny says: “High-summer has always been a busy time on the property calendar and getting your house spruced up and on the market in time for the busiest day of the year will pay dividends. Your property will be seen by a much larger number of people than usual, increasing your chances of multiple viewings and a subsequent sale.
“Lots of people put their houses on the market around this time of year, so you really do need to go the extra mile to make your property stand out from the crowd.”

Give your garden some TLC
Summer is the time to really spruce up your garden in order to attract buyers. Make sure all bushes and trees are trimmed, de-weed and mow your lawn, and make sure patios, paths and decking are moss-free and clean. Brightly coloured flowers in pots and borders also help to cheer up a garden, further adding appeal.
Let there be light
No one wants to live in a gloomy, stuffy house, so make the most of the natural light that streams into your property in summer. Get rid of blinds and dark curtains that block light out and strategically place mirrors in places that will reflect sunlight to make rooms seem even brighter. Lightly coloured décor and furnishings will also help to create a livelier, brighter space, and make sure you open windows ahead of viewings to let in plenty of fresh air.
Create the dream
People buy into certain lifestyles, and perfect summer living is one of them. Everyone wants to see how they could enjoy long summer’s days at home, so help them do just that! If you’ve got French doors leading out to the garden, make a feature of them – frame them with stylish curtains and make sure they’re sparkling clean. And turn your garden or yard into the ultimate summertime oasis with colourful garden furniture, a barbeque, outdoor fairy lights and funky potted plants. Buyers will be able to imagine themselves enjoying the space and be more inclined to buy.
