Beeny knows best - Week 22

Week 22 of Beeny Knows Best, where our very own Sarah Beeny takes to the blog to answer your property-related questions.

I currently live on a noisy street and understand secondary glazing can drastically reduce noise. If I install secondary glazing would this affect my property resell value. If so, what is a rough percentage? - Rob

It depends very much on what type of house you live in but as a general rule, reducing the sound from the road will add to the properties value. It all really depends though on how well designed and fitted the secondary glazing is.  What I do know is that secondary glazing tends to be more effective in terms of sound insulation than double glazing as the gap between the glass is bigger and less constant.  For really good sound insluation you would have a triple layer of glazing at different spaces.

I live in Hillingdon and we took the plunge and sold our home to move (next door - end of terrace) after 20 years (with mortgage paid) planning to build an side and rear extension and refurbish existing house.

We had to get planning permission etc, but calculated based on asking around the costs involved, but are finding now that quotes are coming in, the costs seem to be approximately 15% - 20% higher now than when we asked around last year.

Has the cost of refurbishing really increased that much between 2015 and now? - Elizabeth

I doubt they have increased that significantly, though the cost of materials and labour is higher.  I think you may find that with the shortage of reliable contractors and self contractors in this country, the good ones you would have used before are now able to increase their prices significantly with the increased demand for fewer builders.  I would suggest you hunt around for some less established contractors who will not be so pricey. However, this of course runs the risks associated with less experience.
