This is a really tricky one and very much depends on the area. Many town houses like this end up building a tall, thin extension at the rear to enable them to add bathrooms on every floor. Failing this, I think it works well to have a really nice suite on the top floor, and a good compromise is to fit a spare bedroom and shower room in the front of the lower ground floor.

It is really up to you - do if you feel comfortable. However, if you are not comfortable I would suggest you smile and say obviously you'd like the asking price but perhaps they could offer through the website, and that would give both parties the opportunity to really think about how they respond. Most good estate agents will handle this negotiation for you should you wish, we certainly do at Tepilo where your sale manager can handle things.
