What are the main points I should remember when doing my own property viewing? - Thomas, Bath
Smile - you need to make sure that viewers feel welcome and appear open and willing to answer their questions. Don't describe the obvious - "this is the kitchen and that's the oven" - filling space with pointless words. Instead, stand back and let them imagine living and have discussions between themselves (if there is more than one person).
Do point out the not so obvious - "there is a brilliant garage that sells everything open 24hrs on the corner, the local bus goes every 10 minutes into town, there is a brilliant street party here every year."
What are your top Christmas decor tips? How much is too much? - Rebecca, London
Don't take it all too seriously. At Christmas, good taste easily slips into somewhat questionable taste, but enjoy the fact that it doesn't last long and let he whole family enjoy a bit of gawdy ghastliness and revel in the childlike nature of Christmas.
