There's no denying that the kitchen and living room are the most popular rooms in the home, but it seems there is an increased appetite for games rooms among Britain's property buying public.
So much so that if you're selling a property, having a games room could contribute towards securing you a higher price – this is being called a games room premium.
A study carried out by technology firm Sony found that 40% of potential buyers desire a games room in their new home.
Perhaps unsurprisingly, it is members of the younger generation who are paying the most attention to available games space. Some 48% of 18-34 year-olds surveyed by Sony said they would consider paying more for a home with a games room.
What's more, 41% of male participants and 41% of respondents living in London said they would pay a premium for this facility.
So, if you have a games room how much could it add to your property's sale price? Well, Sony says that of those who would pay a premium, the average buyer would part with an extra 3.2% to make having a games room a reality.
On a property initially worth £300,000, therefore, adding a games room could increase its value by around £10,000.
The overarching message here is all about differentiating your property to make it stand out in a crowded marketplace.
If you already have a games room, that's great. What you need to do, though, is to make sure that when it comes to viewings you make a bit of a fuss of it to prospective buyers, particularly if they are between 18 and 34 years old.
If you don't have a games room then perhaps it is something to consider if you're looking to add value before selling your home.
Spare rooms are perfect for pool tables, games consoles and the like. As well as potentially adding value to your home, introducing a games room could be a satisfying project to undertake.
On the other hand, if long-term projects aren't your thing you could simply show a prospective buyer some ideal space in your home that could be used as a games room in the future.
