How to choose the right estate agent - our advice

It's arguably the biggest thing to consider when it comes to selling your home. Picking the right agent – one you can trust to get you the best possible price for your property – is absolutely crucial. But how do you go about picking the right one in such a crowded marketplace?

Well, first thing's first, you should check the agent out online. In this day and age, any agency worth its salt will have a glossy, user-friendly, high-quality website. If they don't, then you have to ask yourself why they don't. We know that the majority of house searches are now started online – usually via one of the major portals – so it's vitally important that an agent has a clearly visible internet presence.

Your property will receive most of its exposure online. As we've spoken about before, the reach of Rightmove and Zoopla is phenomenal. If your property is marketed on these platforms, its chances of selling are bound to go up.

When it comes to an agent's website and social media presence, check that these have been updated regularly, to reassure yourself that the agency in question is active and attentive to its clients. If they don't frequently keep their website and property inventory updated, you might question how good a job they will do when it comes to marketing your home.

Furthermore, reliability is a key consideration. You want to know that your agent will do all they can to get your house sold, you want them to be there with you every step of the way. Even now, word-of-mouth is often a good barometer for quality. If your family, friends or work colleagues recommend someone, there is a good chance they will be good. Equally, testimonials on an agent's website are another good way of weeding out the good from the bad.  

Another good way of working out whether an agent is right for you is to check out agent review sites. In the same way hotels, restaurants and tourist attractions are scrutinised on TripAdvisor, agent rating and review sites give customers the chance to put across their experiences of the service they have received.

Some in the industry worry about negative reviews unfairly affecting an agency's reputation, but the counter argument is that estate agents should be held to account in the same way as any other business. And, if an agent has 100 good reviews and one bad review, most people will accept that one bad review as an anomaly rather than something to focus on.

Again, online testimonials and positive recommendations from acquaintances can help to give a wider picture of an agent's standing.

Lastly, the old saying that a picture is worth a thousands words tallies perfectly with property marketing. People respond best to visual images – get your marketing photographs right and you're bound to see more interest, get them wrong and would-be buyers won't even give your home a second glance. Make sure to choose an agent that will put marketing and photography front and centre of your sales pitch.
