In this day and age, the majority of property searches are started online. Nine times out of ten, one of the major portals will be a would-be buyer’s first port of call. Of these major portals, none are bigger or stronger than Rightmove.
To further highlight this, we only need to look at the recent release of the company’s half-year figures. The portal’s customer numbers hit a record high of 19,590 while its revenue rose by 16% to £93.1m. Traffic, meanwhile, reached new heights, with visits up 17% to a record 110m visits per month. Page visits, too, were up to a record 1.5 billion per month.
It’s perhaps not surprising that 60% of Rightmove's traffic now comes courtesy of mobile devices. With the huge rise in smartphones over the last 5 or so years, people are now viewing property while on the go or on their morning commute. Young, tech-savvy buyers don’t have the time or inclination to go into a branch or drive around scouting out “For Sale” signs; they want a tool that is at their fingertips - something fast, user-friendly and ultra-responsive.
The sellers’ market, as things stand, is very competitive, but there are a number of things you can do to give your property the best possible chance of selling.
One of these, and arguably the most important given the sort of numbers we’ve just mentioned, is making sure your property has a considerable online presence. Given Rightmove’s incredible reach, it seems silly not to take full advantage of that. You want your property to reach as wide an audience as possible. That is much more likely if you have a listing on the UK’s largest portal.
Put simply, the more people who view your property, the greater your chances of securing viewings. The more viewings you have, the greater the chances of you achieving your asking price or above.
That said, advertising on portals can be quite dog eat dog. There will be plenty of people doing the same as you, so it’s important to make your advert stand out from the crowd. This can be achieved in a number of ways. For one, your ad needs to be as punchy and engaging as possible – keep it short and sweet, but put across your property’s main selling points in a convincing, genuine manner.
More importantly, your advert needs to be attractive and pleasing on the eye. People react best to visual images, so high-quality photos shining a light on your property’s best attributes are highly recommended. Choosing your main picture carefully is also advisable – this should be the part of your house that you are most proud of and most eager to show off. It should also be tailored to suit the season you are selling in. So, for example, there is no point having a well-kept, child-friendly garden as your front shot if you’re trying to sell in the depths of winter. Similarly, using a photo of a cosy living room with a roaring fire is no real use if you’re selling in the height of summer.
Your online ad is the first thing prospective buyers will see of your property. If they like what they see, they’re more likely to get in contact and attend a viewing. In turn, they’re more likely to place an offer. If they are turned off at this initial stage, then your chances of selling diminish considerably.
Of course, being on Rightmove would help as well, as nowhere else will your property receive as much exposure.
