Things to consider when hiring a builder
Firstly, the golden rule of building: It will take twice as long and cost twice as much as you expect (even when you're aware of the golden rule). Make sure you have a buffer of both time and money.
When deciding who to hire:
- Work out what you want to have done upfront.
- Talk to and get quotes from as many builders as possible.
- Don't hire a builder who can't provide a quote.
- Be wary of builders whose quotes are far from the average quote (in either direction).
- Understand that there is a trade-off between price and quality, and that it's more likely you'll have the worst of both worlds than the best.
- Learn as much as possible about a builder's previous work and customers.
- Verify anything factual that the builder tells you about their background, qualifications and previous customers.
- Don't hire a builder who lies to you.
- The person quoting is sometimes different from the tradesmen who will be doing the work. Make sure you know who is doing the actual work, and screen them rigorously before engaging.
Once you have engaged the builder:
- Set a precedent of mutual respect and professionalism.
- Sign a contract (more important the larger the project).
- Agree to a realistic schedule of payments that works for both sides.
- Don't agree to anything you're uncomfortable with.
- Communicate well and regularly.
- Flag any concerns early - don't keep quiet if you're unhappy.
- Compliment good work - builders take pride in their work and like to feel appreciated.
- Pay promptly when the work is complete, but don't forget to allow time to check for snags first.
