When do I need an EPC?
All homes which are offered for sale or rent are required to have an EPC.
Who carries out an EPC and what do they do?
The EPC is carried out by one of our fully trained and accredited Domestic Energy Assessors, or DEA’s.
There are 15 sections on the survey which include identifying the age and construction characteristics of the property. Measurements are taken to calculate the floor area for heating purposes, including conservatories and extensions. The heating and hot water systems, including the model details of the boiler, are noted.
The roof space is inspected to record levels of insulation, and construction type, as well as glazing systems, extra heat sources including fixed fireplaces or portable appliances, plus any added insulation e.g. cavity wall insulation. The outcome of the EPC is produced for you to view within a few days of the survey being completed.
How long is an EPC valid for?
An EPC carried out on a property for rental will last for 10 years. Where a property is marketed for sale, the EPC must be no more than 3 years old at the point that the property is first marketed. A new EPC is therefore not required for every change in tenancy. If there has already been an EPC produced for the property within the above timescales, this is still valid.
