Elevated Photography a “Marketing Edge on the Website”

Photography, like it or not, is a key ingredient in selling and therefore buying a house. Paying attention to detail can make or break getting a prospective buyer to view your property, so let’s look at why this might be.

The purchase process is made up from lots of small decisions and one big emotional one when someone finally agrees to make an offer. Right at the beginning of the process buyers will decide on “location”, this is probably the No.1 consideraton. This can be which Town or City then which neighbourhood. When that’s been decided it’s time to “search”. Most websites deliver a single thumbnail photograph of the property, and what do you see?.

Well check it out for yourself, but it is not clearly understood how important this one thumbnail image can be. In a survey we found really great houses hiding behind cars, hedges, distant aerial pictures of rooftops, even an interior picture of a kitchen and some vendors offer no photography whatsoever.

On a Website this one photograph is the front door to your property. It’s the headline that must leap out and the grab browsers attention, so chose it wisely. You may have great features to market your property behind this single entry point but “no click = no prospect” your potential buyer has moved on.

Basic digital photography is simple, but what we need is as much content as possible in a single image, photographic “kerb appeal”. All the features you want to describe in words or pictures captured in a single picture.

Stand in front of your property. Take a picture square on to the front, you will have a two dimensional photograph, stand to the left or right and some additional perspective is added. But ground based photography will hide the depth of field so the four car parking area in front of your house looks more like a footpath. Because the house is taller than you are, the background will be a blue sky (preferably), but it will tell you nothing about that all important “location” and so far we only have images of the front of your house.

Elevated photography makes a big difference to the view, it is quick, simple and cost effective. Unlike aerial photography from a moving aircraft, it uses a stationary telescopic mast to raise the camera to an optimum height, usually close to roof apex level but up to 60ft is possible. The camera perspective is now looking down on the property and garden. The previously featureless driveway now has depth and perspective. Beyond the house is the rear garden now visible from elevation and beyond that the open fields and the view to the horizon previously unseen. Suddenly as if by magic the location is delivered clearly to the browser for a decision.

Obtaining an elevated image is a clear marketing advantage, not just for grand properties, but also for estate housing and for a relatively small cost you can obtain many additional images to promote your sale. Apartment’s with attractive landscaping are also worthy of consideration. Interiors of apartments can be changed easily but the location and surroundings are far more important to prospects.

Elevated photography not only raises the camera but also your sales opportunity.
